  1. What are your screening criteria for a new tenant?

  2. What income requirements do you use, and how do you verify the ability to pay rent?

  3. Do you run a credit check and a tenant background check? What is included?

  4. Do you contact previous landlords for landlord references?

  5. What fees do you charge (application fee, screening fee), and what is the monthly rent?

  6. What is the lease term: shorter lease, fixed term, or a month-to-month rental agreement?

  7. What is required for the security deposit, and when is it returned?

  8. What is included in the rent or included in your rent (utilities, parking, trash)? What utility bills are separate?

  9. What are the pet policies, noise rules, and any homeowner association requirements?

  10. What happens at move-in, and what are the rules for breaking the lease or the end of your lease?
